The Lutsey Land Company was started because I couldn’t find a piece of property that I would be happy to call my own. I looked at over one hundred pieces of property over a two-year period. I realized that there were three underlying factors to consider when purchasing outdoor recreational property. These three things add up to create the piece of land that you are looking for.

Physical qualities + location + price

For every person the equation is different. So all three factors are weighted differently. Some people may want swamps for ducks and hogs. One-person doesn’t mind a four-hour drive, while another wouldn’t think of it. And what is a low price for one person may not be for the next. All of these factors are important to consider and understand.

Not every property can have everything. But if it has a primary use, such as raising horses, and you can also hunt deer and turkey, then you are maximizing your enjoyment, and your investment.

That is what the Lutsey Land Company does. We locate and develop property for people who enjoy the outdoors. We take what the land gives us and we improve on it.

We try to return the property to the way it was three hundred years ago, by planting native warm season grasses in meadows instead of rye and fescue. They may cost a lot more, but they are better for the wildlife and less invasive.

We build ponds to ensure that wildlife have constant water sources even during times of drought. As well as, spawning habitats within the pond for bass, brim, and catfish. Custom built wood duck houses are placed to create native inhabitants in the wetlands, which helps attract migratory species.

We take areas that were clear cut and have regenerated and remove the invasive and foreign growth. This allows the species of trees and plants that are native to the area and are mast producing to flourish.

A lot of times the best way is not always the cheapest way. That is all right, as long as it is done the right way. We try to do it the right way. Great pieces of property don’t stay on the market long and that is what we try and create, outstanding outdoor recreational properties.
