226 Acre Georgia Turn-key Wildlife Estate – Wild Magnolia Plantation

Wild Magnolia Plantation (video) was 226 acres of over grown paper company land in early 2008.  It was wild and untamed, in need of management, but full of potential. The first thing that you notice is the sheer number of magnolia trees all throughout the property.  Hundreds of them can be found in every corner of the property.  Much of the stone from the foundation of the old home site was recovered and used to build the stone columns at both of the entryways.  A local artisan handcrafted both of the custom built steel gates.  An equestrian estate four-board fence fronts the property on Boyt Road.

Over 12 miles of roads and 4 wheeler trails have been created, not only to move you efficiently throughout the property, but also help effectively manage the different stands of timber.  Wild Magnolia Plantation has a fully stocked 5 acre spring fed lake, 43 acres of meadows, fields and food plots, 85 acres of loblolly pine, and 76 acres of mixed hardwood.  You will be hard pressed to find a property of this size with that amount of diversity.

Wild Magnolia Plantation is a turnkey hunting estate.  The food plots are planted and trees stands are in place.  The 11.4-acre “Pasture Ready” dove field is ready to go for that first dove shoot.  But if you have horses it can easily be converted into pasture.  What makes it “Pasture Ready”?  It has been disk harrowed four times and raked in between to remove the rocks and stumps.  Horse owners can be very discerning when it comes the grass they want in a pasture.  As opposed to selecting a grass and it being the wrong one, all the steps have been made to get the field ready for pasture.  This season it was planted in browntop millet, an annual grass that is good for the wildlife and easy to control.
